Exciting Changes for the 2026 Season!
Pools need to be replastered every 15 or so years, and our beloved pool is long overdue – it’s been more than 20 years. This fall, it’s happening! We are going to replaster the pool, add new handrails, restore the coping tiles, add an auto-fill to maintain constant water levels, and repair portions of the concrete deck. This project will cost $65-70,000, and will be paid out of the club’s reserves.
What’s Next?
Our restrooms have not been updated since they were built in 1970. Although they’ve served us well, they’re showing clear signs of wear and no longer meet the standards we want for our members and guests. It’s time to make improvements. This is about more than looks. It’s about safety, comfort, inclusivity, and sustainability. In addition to updating the fixtures, flooring, lighting, and plumbing, the renovated restrooms will improve accessibility for all our members and guests.
The restroom renovation is in the architectural design phase. The architectural drawings are being generously donated by member Tony Simoni and his friend Cris Balesteri, and we are incredibly grateful for their contribution. Thank you Tony and Cris! The next step is construction planning, which is required to obtain construction estimates. Construction planning includes structural engineering, mechanical, electrical, and plumbing design and documents, and construction estimating and permit coordination. This phase will cost approximately $45,000. We hope to be able to obtain construction estimates next year, and complete construction before the 2028 season.
The Proposal
We need your support to make the restroom renovation happen. The Board is proposing a Capital Improvement Fee of $100/year for six years, beginning in spring 2026, to fund the planning phase and build reserves to fund the construction. This fee would be in addition to annual membership dues, and every dollar will go directly to the renovations. The Board will ask members to vote to adjust the Capital Improvement Fee after we have obtained construction estimates.
Your Vote Matters!
This decision belongs to the members. The Capital Improvement Fee must be approved by 2/3 of our members at the Annual Membership Meeting.
What if the fee proposal doesn’t pass?
Without dedicated capital improvement funds, the planning and construction will have to be paid out of reserves, which will be significantly reduced after the pool replastering this fall. Rebuilding the reserves to fund the restroom renovation project will take a decade or more. Additionally, construction and material costs will increase over time, making the renovation project much more expensive in the future.
What kind of expenses are paid out of reserves?
Regular repairs and maintenance projects are paid for out of budgeted operating expenses. For example:
- In 2019, we had to remove a large tree that fell (approx. $3,500)
- In 2019, we installed a new pool pump and controller ($2,280)
- In 2022, we replaced the main drain cover and all skimmer covers ($1,357) – these must be replaced every 5 years
- In 2023, we replaced the pool pump motor ($875) and the automated pool chemical system ($2,975)
- In 2023, we rebuilt the pumphouse ($500 in materials – all labor was performed by volunteers)
- In 2024, we replaced the sand filter ($2,800) and the pergola cover ($460)
- In 2025, we purchased a new AED ($2,150) and replaced several picnic tables and lawn chairs ($1,170)
The reserves fund major repairs. Some recent expenses included:
- In 2022, we replaced the pool heater ($6,300)
- In 2024, we repaved the parking lot and portions of the sidewalk around the club’s property ($16,200)
In the last two years, the Board has made significant efforts to anticipate necessary repairs and maintenance and create a plan to build our reserves appropriately. However, with an aging facility and equipment, we often encounter unexpected expenses (such as when the City required us to repair damaged portions of the sidewalk around the club’s property last year). We want to be responsible stewards of your membership dollars and maintain a safe and functional facility, so the Board’s long-term planning includes ensuring we maintain sufficient reserves to cover unanticipated expenses.

The volunteers on the Board have done the work behind the scenes to get us to this point. Now we need the support of our members. The Club’s bylaws require 2/3 of the members to vote to approve a special assessment for capital improvements. There are several things you can do to help us reach our goal:
- If you plan to attend the annual meeting to vote, invite your friends who are members to come with you.
- If you can’t make the annual meeting, submit your proxy form today to designate someone to vote for you.
